Institutional Property Advisors Brokers Sale and Arranges Financing for Multifamily Asset in Suburban Dallas

CEDAR HILL, Texas, Oct. 22, 2025 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale and financing of Midtown Cedar Hill, a 354-unit multifamily property in Cedar Hill, Texas.

“The property is a stabilized multifamily community in a high-growth, low-supply suburban submarket,” said Joey Tumminello, IPA senior managing director. “There is no multifamily product under construction or planned within a five-mile radius of this asset.” Tumminello and IPA’s Drew Kile, Michael Ware, Taylor Hill, and Cameron Purse represented the seller, Beachwold Residential, and procured the buyer, Centennial Holding Company. Brian Eisendrath, Cameron Chalfant, and Harry Krieger of IPA Capital Markets arranged acquisition financing.

“It was a pleasure working with the sponsor to secure the acquisition financing for Midtown Cedar Hill,” said Krieger. The borrower utilized an early rate lock to take advantage of a drop in rates and secure a sub-5% interest-only agency loan that will enable a smooth execution of their business plan through the hold period of the property.”

The property is located 10 miles southwest of Dallas near the Interstate 20 Corridor, with direct access to Highway 67, which provides connectivity to major employment hubs across the Dallas/Fort Worth Metroplex. The Hillside Village shopping center is within walking distance, and Downtown Dallas and the Arlington Entertainment District are a short drive away. Recreation is nearby at Joe Pool Lake, Cedar Creek Nature Preserve, and Cedar Hill State Park.

Built in 2015 on over 13 acres, Midtown Cedar Hill is a gated, three-story garden-style property with a resort-style swimming pool, sundeck, business center, and picnic areas with barbecue grills. Apartments have open concept living areas, nine-to-12-foot ceilings, granite countertops, and custom cabinetry. The average unit size is 894 square feet.
