Institutional Property Advisors Brokers Two-Property Power 4 Student Housing Portfolio Sale

PHOENIX, Oct. 21, 2025— Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of a two-property, 1,188-bed student housing portfolio in Baton Rouge, Louisiana and Athens, Georgia. The properties are: Wildwood Baton Rouge, a 204-unit, 708-bed asset near Louisiana State University (LSU) in Baton Rouge, and The Lodge of Athens, a 240-unit, 480-bed student housing property located near the University of Georgia (UGA) in Athens.

Completed in 2016, Wildwood Baton Rouge is a Class A student housing asset located 1.4 miles from the LSU campus, where enrollment grew by 37% over the past decade to 41,707 students in fall 2024. “One of the most popular properties in the market, driven by spacious units and resort-style amenities, Wildwood Baton Rouge has consistently been leased to near full occupancy each year since its opening,” said Katz.
Built in 2003 and recently renovated, The Lodge of Athens is less than one mile from the UGA campus. “The value-add property captures demand from the more than 43,146 students enrolled at highly ranked UGA, where enrollment has grown by 22.6% over the past decade,” said Katz. “The in-demand, two-bedroom, two-bath property leased up full for the 2025-2026 school year.”
