Institutional Property Advisors Brokers Multifamily Sale in Orlando

ORLANDO, Fla., Jan. 7, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of The Park at Catania, a 360-unit multifamily property in Orlando, Florida.

“Orlando’s economic fundamentals include a low unemployment rate of 3.8% and the city had the highest apartment absorption rate in the state last year,” said Shelton Granade, IPA executive director. “The Park at Catania’s prime, infill Orlando location and strong renovation potential created a premier investment opportunity for the buyer.” Granade, Luke Wickham, and Justin Basquill of IPA represented the seller, Blue Roc Premier and Stonecutter, and procured the buyer, Covenant Capital.

The property is near Interstate 4, State Road 408, and Florida’s Turnpike. Orlando’s central business district, Valenica College West Campus, the MetroWest Golf Club, and the Orlando Regional Medical Center are within a short drive. Shopping and entertainment are nearby at The Mall at Millenia, Orlando International Premium Outlets, and Universal Orlando Resort.

Built in 1993 on more than 31 acres and renovated over the last seven years, The Park at Catania is a gated, two- and three-story property with a resort-style swimming pool, fitness center, dog park, and laundry facility. The average unit size is 998 square feet.
