Institutional Property Advisors Brokers Sale and Arranges Financing for Suburban Dallas Multifamily Asset

FARMERS BRANCH, Texas, Jan. 14, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale and financing of Layers Galleria, a 330-unit multifamily asset in Farmers Branch, Texas.
“Layers Galleria is stabilized asset with immediate, proven value-add upside,” said Joey Tumminello, IPA senior managing director investments. Tumminello, Taylor Hill, Drew Kile, Michael Ware, and Jack Windham of IPA represented the seller, HLC Equity, and procured the buyer, MG Properties. Brian Eisendrath, Cameron Chalfant, and Harry Krieger of IPA Capital Markets arranged acquisition financing. “The financing process involved a number of moving pieces, but we were able to navigate them efficiently and effectively by working in tandem with the buyer, our investment sales team, and the agency lender,” said Chalfant. “That collaboration allowed us to run a competitive process, align the capital structure with the buyer’s business plan, and ultimately secure very attractive terms with a smooth execution.”
The property is at the intersection of two of Dallas’s most heavily traveled thoroughfares, Interstate 635, and the Dallas North Tollway. The Galleria is adjacent to the property, and employment centers, such as the Platinum Corridor, Las Colinas, and Cypress Waters are nearby. Residents are within a short drive of Downtown and Uptown Dallas, Plano, and Frisco.
