Institutional Property Advisors Closes Multifamily Asset Sale in West Los Angeles
February 18, 2026
LOS ANGELES, Feb. 18, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of Haven Culver City, a 97-unit apartment property with 13,183 square feet of ground-floor retail in the Culver City submarket of Los Angeles County.
“Haven Culver City is one of only three institutional-sized new construction buildings sold in Culver City in the last 25 years,” said Kevin Green, IPA executive managing director. Green, Joseph Grabiec, and Gregory Harris of IPA represented the seller, Cityview, and procured the buyer, TruAmerica. “Over the next three years, only 338 apartments are scheduled for delivery in Culver City, despite 2.6 million square feet of office development and thousands of new jobs having been delivered in the market over the past three years,” said Grabiec.
Located at the intersection of Washington Boulevard and Inglewood Boulevard, the property is close to beaches, Downtown Culver City, Santa Monica, Venice, Playa Vista, and Marina del Rey. The property’s proximity to Interstate 405 and Interstate 10 gives residents access to over 150,000 local jobs, 500,000 jobs in the Westside, and nearly 3 million jobs within a 30-minute commute. The area’s roster of high-tech employers includes Google, Apple, Facebook, Amazon, Hulu, Sony Pictures, BuzzFeed, and Riot Games.
Built in 2019, Haven Apartments’ floor plans average 1,053 square feet and include studios, one-bedroom, two-bedroom, and three-bedroom units. Apartments have washers and dryers, side-by-side refrigerators, breakfast bars with pendant lighting, and private balconies. The two-building, controlled-access property has a swimming pool, an enclosed dog run, and a rooftop deck with an Airstream trailer lounge and private cabanas. Retail tenants include Orange Theory Fitness, Bowie Barker, Red Diamond Yoga, and Papaya Pet Care.
