Institutional Property Advisors Exclusively Offers Regional Shopping Center for Sale in the Texas Panhandle

AMARILLO, Texas, March 5, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the exclusive listing for sale of the Western Crossing Retail Center, a 67,087-square-foot shopping center in Amarillo, Texas. The price is open bid.

“This stabilized multi-tenant retail center’s diverse and resilient tenant mix drives consistent customer traffic and provides a stable, predictable income stream,” said Philip Levy, IPA executive managing director. “Currently 98% leased, all tenants operate under triple-net leases, and the remaining vacancy provides a new owner with upside potential.” Levy is representing the seller.

The shopping community is just off Interstate 40 with frontage on South Western Street, which see over 84,900 and 23,300 vehicles per day, respectively, and draw shoppers from Texas, Oklahoma, and New Mexico. Downtown Amarillo, the BSA Hospital and Northwest Texas Healthcare System are within a short drive. Amarillo’s major employers include PanTeXas Deterrence, the Amarillo Independent School District, and Tyson Foods Inc. The population within five miles of the shopping center is over 164,500.

Built in 2009 on 16 acres, the two-building Western Crossing Retail Center is anchored by Burlington, Petco, Michaels, and Mardel. The tenant roster also includes FedEx, Orange Leaf Frozen Yogurt, Fyzical Therapy, and Crackin’ Crab.
