Institutional Property Advisors Brokers Multifamily Asset Sale in Suburban Dallas
May 15, 2026
GARLAND, Texas, May 15, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of Alta Firewheel, a 250-unit multifamily property in Garland, Texas.
“The property’s proximity to Dallas, the affluent Firewheel neighborhood, and transit options appeals to renters, and Garland’s tight multifamily vacancy rate relative to other areas of the Metroplex draws investors,” said Joey Tumminello, IPA senior managing director investments. Tumminello, Drew Kile, Taylor Hill, Michael Ware, and William Hubbard of IPA represented the seller, Wood Partners, and procured the buyer, Pardue Companies.
The property is close to President George Bush Turnpike, Firewheel Parkway, and the Firewheel Town Center. The CityLine mixed-use development, Dallas Area Rapid Transit’s Downtown Garland Station, and the Telecom Corridor are within a short drive. Major employers in Garland include The Kraft Heinz Co., The Sherwin-Williams Co., and US Foods.
Built in 2024, Alta Firewheel is a controlled-access community with a resort-style swimming pool, tanning deck, fitness center, lounge, and a gaming area. Apartments have open-concept floor plans, washers and dryers, stainless-steel appliances, and large windows.
“IPA in Texas provides investors with a large inventory of high-quality multifamily investment opportunities in every market, offering local market research and sales expertise in Dallas-Fort Worth, Houston, Austin, and San Antonio,” said Will Balthrope, IPA executive director.
