Institutional Property Advisors Brokers $45.5 Million Sale and Arranges Financing for Tucson Multifamily Property

TUCSON, Ariz., June 1, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale and financing of Domain 3201, a 289-unit multifamily asset in the Casas Adobes area of Tucson, Arizona. The property sold for $45.5 million, or $157,439 per unit.

“Bascom Arizona Ventures’ acquisition of Domain 3201 marks another major vote of confidence in Tucson’s multifamily market,” said Hamid Panahi, IPA senior managing director investments. “With their second acquisition in Tucson this year, it’s clear that groups continue to see strong long-term opportunity and momentum across the city.” “Domain 3201 was one of the most sought after multifamily opportunities to trade in Tucson this year given its scale, location, and amenity package,” said Clint Wadlund, IPA senior managing director investments. “The market’s strong fundamentals and limited supply continue to drive competition for well-positioned assets.” Wadlund and Panahi represented the seller, Investor Capital Group and procured the buyer, Bascom Arizona Ventures. Brian Eisendrath, Cameron Chalfant, and Jesse Zarouk of IPA Capital Markets arranged acquisition financing.

The property’s location near Interstate 10 gives residents access to over 1,500 businesses within a five-mile radius. Employers in the immediate area include the Marana and Amphitheater school districts, Northwest Medical Center, Afni, and Costco. The Foothills Mall redevelopment site, Heritage Plaza, and Gold Canyon Plaza are close by, and Downtown Tucson is within a short drive.

Completed in 1985 and 1990, Domain 3201 is a 14-building, garden-style property with three resort-style swimming pools, two spas, a dog park, and full-size pickleball courts. The unit mix is one-, two- and three-bedroom apartments, each with a fully equipped kitchen with white, Shaker-style cabinetry, walk-in closet with built-in shelving and a private patio or balcony. Select units have full-size washers and dryers, dual master suites, stainless-steel appliances, vaulted ceilings, and fireplaces. The average unit size is 712 square feet.
