Institutional Property Advisors Exclusively Offers Greater New Haven Multifamily Asset for Sale

HAMDEN, Conn., July 21, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the exclusive listing for sale of Sutton Views, 213 units in a three-building suburban housing community in Hamden, Connecticut. The price is open bid. The call for offers is July 28, 2026.

“Sutton Views is majority 2006 construction, 100% market-rate, value-add asset with multiple avenues for revenue upside, including loss-to-lease, modest common area enhancements, unit upgrades, amenity enhancements, and improved operational focus,” said Victor Nolletti, IPA executive managing director investments. “Also, there are 14 units that are not part of the offering that retain the property’s original condominium structure. Bringing those units under single ownership will increase future appeal.” Nolletti and Wes Klockner of IPA are representing the seller, a limited liability company. “Mid-market housing like Sutton Views has historically been the best-performing segment of the multifamily market in Greater New Haven,” said Klockner. “The undersupply of affordable, well-maintained, quality rental housing with amenities creates near-permanent tenant demand for assets like Sutton Views and limited new construction of comparable mid-market product ensures a long-term competitive advantage.”

The property is minutes from the Merritt Parkway and the New Haven Central Business District. Interstate 91 and Interstate 95 are nearby, and Quinnipiac University, Yale University, and Yale New Haven Hospital are within a short drive.

Sutton Views consists of three residential buildings, 720 Mix Avenue, 740 Mix Avenue, and 760 Mix Avenue. 720 Mix Avenue and 740 Mix Avenue were constructed in 2006, and 760 Mix Avenue was built in 1969. The controlled-access property has large in-ground swimming pool with a sundeck, courtyard, and open green space. Apartment amenities include open floor plans, washer and dryer connections, private balconies, above-average ceiling heights, crown molding, walk-in closets, and forced-air heating with central cooling.
