Institutional Property Advisors Closes 288-Unit Multifamily Sale in Northern Colorado

LOVELAND, Colo., Aug. 27, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of Vantage at Loveland, a 288-unit multifamily property in Loveland, Colorado.

"Vantage at Loveland is one of just three multifamily assets above $50 million to trade in Northern Colorado in eight months, and it is only the second in Loveland in the past two years,” said Greg Parker, managing director investments in Marcus & Millichap’s Denver office. “The property was delivered during one of the most competitive periods of new apartment supply in the market and was approaching stabilization at the time of sale.” Greg Parker and Jason Hornik represented the seller, Vantage Communities, and procured the buyer, JB Matteson.

“With initial lease-up essentially behind it, the focus now shifts to finishing stabilization and holding onto the operating momentum the property has built,” said Hornik. “The buyer acquired an institutional-quality asset after the highest-risk phases of development, construction and early lease-up were complete. With new supply moderating and Northern Colorado continuing to absorb recently delivered units, Vantage is well positioned to benefit as the market moves toward a more balanced supply-demand environment.”

The property is 40 miles from Denver and a short drive to Fort Collins via nearby U.S. Highway 287 and Interstate 25. Residents have direct access to the Front Range Trail system and employment in the Loveland–Fort Collins corridor. Area employers include Advanced Energy Industries Inc., Anheuser-Busch, Banner Health, and Broadcom. Colorado State University is nearby, and shopping is within walking distance at Thompson Valley Towne Center.

Completed in 2024, Vantage at Loveland has a resort-style swimming pool, clubhouse, fitness center, and expansive outdoor recreation areas. Apartments have washers and dryers, walk-in closets, kitchen islands, and yards.

“Vantage at Loveland demonstrates the continued institutional demand for high-quality multifamily assets in Northern Colorado,” said Parker. “Despite a period of elevated new supply, the market has continued to demonstrate strong renter demand, and the transaction reflects investor confidence in the region’s long-term fundamentals.”
