Institutional Property Advisors Brokers Shopping Center Sale in Maryland
CAPITOL HEIGHTS, Md., Sept. 30, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale and financing of Coral Hills, an 85,514-square-foot shopping center in Capitol Heights, Maryland.
David Crotts and Dean Zang of IPA represented the seller, a national investment management company, and procured the buyer. Jared Cassidy, senior director in MMCC’s Washington, D.C. office, secured the financing on behalf of the buyer through an international bank.
“Previously anchored by Shoppers Food, the center’s incoming anchor, international grocer New Grand Mart created a prime catalyst for the sale,” said Crotts. “In 2025, international supermarket brands in the Washington, D.C.- Baltimore region generated approximately $2.1 billion in sales. As a category in aggregate, they are the third-largest grocery chain in the region. The buyer’s familiarity with the international grocery industry and personal ties to this location created additional comfort in this investment.”
“Coral Hills Shopping Center’s established position within a densely populated trade area, diverse tenant mix and visibility along Marlboro Pike supported a competitive financing execution,” said Cassidy.
Constructed in 1988 on over six acres, the Coral Hills shopping center serves surrounding residential neighborhoods and the broader Prince George’s County trade area. The center is home to a mix of national retailers, medical and professional service providers, and casual dining concepts. Its prominent location along Marlboro Pike, a highly trafficked commercial corridor, provides convenient access and strong visibility within the greater Washington, D.C. metropolitan area. The population within a one-mile radius is over 28,600.
