Institutional Property Advisors Brokers Two-Property Multi-Tenant Industrial Portfolio Sale on Florida’s Gulf Coast

BRADENTON, Fla., Sept. 23, 2026 – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI) dedicated to serving the company’s institutional clients, announced today the sale of Suncoast Small Bay Industrial, a two-property, 161,570-square-foot multi-tenant industrial portfolio in Palmetto and Bradenton, Florida. The properties sold for $26 million.
“Small-bay vacancy in the Tampa-Sarasota corridor was approximately 4% earlier this year, and new supply metro-wide is forecast to fall to a decade low, providing a favorable backdrop for sustained occupancy and rent growth through the hold period,” said Douglas Mandel, IPA executive managing director investments. “Prior ownership completed a capital improvement program on both properties that covered 40% new roofs, roof repairs, exterior painting, interior renovations, road improvements, signage, landscaping, fencing, and security cameras.” Mandel, James DeFusto, Zach Levine, and Cody Hershey of Marcus & Millichap represented the seller, Yale Fraser Properties in partnership with JDI Realty, and procured the buyer.
The Palmetto industrial campus, built between 1986 and 2000 on an 8.4-acre parcel, is located at 722 17th Street East. The property consists of 13 buildings and 46 units totaling 100,020 rentable square feet. There are 88 drive-in loading bays, 14-foot warehouse clear heights, and 279 parking spaces.
The Bradenton industrial campus, built between 1972 and 1981, is located on two contiguous parcels totaling 4.8 acres at 6130 and 6152 15th Street East. The 61,550-rentable-square-foot property has 18 buildings and 31 units. There are 26 drive-in loading bays, 14-foot clear heights, and 140 parking spaces.
