First-Ring Suburbs in Orange County
Attract the Bulk of Orlando’s Office Demand
Commitments focused in select neighborhoods. A flight-to-location is underscoring leasing activity in Orlando, as certain pockets within Orange County have recently received an outsized share of the metro’s office commitments. One of these areas is Maitland, where a growing downtown ecosystem rich with natural and commercial amenities is providing value to office-using tenants. Ravago Manufacturing, FedEx, Mphasis Digital Risk and CCMSI renewed a total of 263,000 square feet here just in November of last year, and at least 109,000 square feet is slated to be absorbed via new leases through the rest of 2023. Farther south, the Tourist Corridor also represents a sizable share of this year’s new leases. South College, HNTB and Centene moved into smaller spaces between January through March 2023, and Marriott Vacations Worldwide is set to occupy a 225,000-square-foot local headquarters later this year.
