Trade continues to play an increasingly large role in the market, as the metro’s geographic position provides a strong logistical platform for exporters and manufacturing. The draw to San Antonio lies in a combination of three major interstates, two Class-I rail lines and direct access to both of Texas’ Gulf ports. Due to this position, global manufacturing corporations like Toyota and Caterpillar maintain large facilities in San Antonio, enticed by the lower costs of doing business, proximity to the border and an abundance of skilled manufacturing workers. Both companies’ vendors play a vital role in the market’s industrial demand as they search for space within proximity of these plants. The U.S. military presence also embeds the economy with defense contractors who require smaller specialized manufacturing facilities within the Texaplex. Combining all demand drivers, construction will reach a new high, pushing up vacancy temporarily until space is leased.
